Our primary business at TaxREsales.com is investing in tax certificates. We purchase the certificates at
the auctions and from other tax buyers and resell them to the public. The properties underlying these
certificates have been researched and classified in two major categories: interest generating properties
and foreclosure eligible properties.

Interest Generating Properties -  these properties are usually in better neighborhoods, and there
is a high probability that the delinquent owner will redeem the certificate, thereby generating
interest for the certificate holder.

Foreclosure Eligible Properties - these properties have been neglected by their owner, and there
is a high probability that the certificate investor will be successful in the petition for a tax deed
(foreclosure process). Most of our properties fall in this category.

    In the unlikely event that the property owner redeems the certificate during the statutory period, we
    will refund 100% of the certificate price, in return for the certificate.

NEW - Certificate Purchase Financing - we are offering a financing program in which the investor
can enter in a contract for the certificate with a 30% down payment, and pay the remainder and
receive the certificate in 60 days. There is a 0% introductory rate for the first 60 days in this program.











    Some other key points to consider:

  • It is very common that tax certificate investors obtain title to properties for 5-10% of the market value
    of the property, depending on the amount of taxes on the original certificate, the subsequent taxes
    and the cost of the foreclosure.

  • Tax certificate liens extinguish (wipe out) all liens on the property, except for liens owed to
    municipalities, such as water bills and demolition liens.

  • Tax deeds are very similar to corporate hostile takeovers - the original property owner will not
    cooperate with you and we advise that you do not try to speak to the owner. We can not show the
    properties, and usually the best information an investor can obtain is from a  drive by viewing, and
    from public data sources. Here is the link for the Cook County Assessor where you can find photos,
    land square footage, building square footage, assessed valuation and market value of the
    properties that you would like to research.

  • As with any other investment, investors are advised to perform their due diligence and consult with
    a real estate lawyer before investing in tax certificates.
